DLF Sells All 416 Homes at The Westpark in Under a Week, Booking About ₹2,300 Crore
DLF announced on 25 July 2025 that the entire first phase of The Westpark, its Oshiwara development in Andheri West, had sold out in less than a week — all 416 residences across four towers, at a reported value of more than ₹2,300 crore. The project had gone to market in July 2025, following MahaRERA registration in June.
The scale of the response changed the release plan mid-launch. DLF had intended to open two of the four planned towers.
"Initially, we launched only two of the four planned towers, but due to exceptional demand, we brought all four towers to market, resulting in the sellout of all 416 units."
— Aakash Ohri, Joint Managing Director & Chief Business Officer, DLF Home Developers Ltd.What was sold
Phase 1 is Towers 2, 3, 4 and 5, each rising 37 storeys above four basements, ground, a podium and the Eco-Deck. DLF described the Phase 1 mix as 3 and 4 BHK residences ranging from roughly 1,125 to 2,500 sq ft on a carpet basis, alongside a limited number of penthouses — one of the few occasions on which the company has published an area figure with its measurement convention attached.
The phase is registered with MahaRERA as PR1181012500079, valid to 30/06/2032.

Why Mumbai, and why this site
The Westpark is DLF's return to the Mumbai residential market after more than a decade away. The master plan runs to eight towers on an 18-acre Oshiwara estate, with the current development footprint at about 5.5 acres, arranged around a landscaped Eco-Deck of roughly 6,000 sq. m. — about 1.46 acres of podium garden that every tower opens on to.
The address itself does a lot of the work. The site fronts the Jogeshwari–Vikhroli Link Road, off New Link Road, with Infiniti Mall 250 m away, Medanta at 1.2 km, Lokhandwala Main Street at 1.9 km and Kokilaben Dhirubhai Ambani Hospital at 2.2 km — all distances published by the developer. Metro Line 2A has run elevated along Link Road since January 2023.
What it means now
Phase 1 is closed. Construction has moved on: plinth slabs are complete across all four towers. The live inventory at The Westpark is Phase 2 — Towers 6 and 7, 135 residences, registered separately with MahaRERA as Phase-1B under PR1181012602591, valid to 30/06/2034.
For buyers, the useful lesson from July 2025 is about pace rather than price. A phase that absorbs in six days does not leave room for a second site visit. Do the paperwork reading — carpet areas, registration number, payment schedule, possession clause — before inventory opens, not while it is moving.
