DLF Readies Phase 2 at The Westpark: 135 Homes Across Towers 6 and 7
DLF is preparing a second phase at The Westpark, its Oshiwara development in Andheri West, according to a Business Standard report published on 2 November 2026. The report describes 135 residences across two towers — ultra-luxury homes in Tower 6 and premium homes in Tower 7 — and places the launch in the third week of November, citing company sources familiar with the plans.
The registration for that inventory is already on record. MahaRERA lists the phase as The Westpark Phase-1B under PR1181012602591, valid up to 30/06/2034, separate from the Phase 1 registration PR1181012500079 which runs to 30/06/2032. Buyers in the second phase should expect the Phase-1B number on their paperwork.
What has been reported about the homes
Business Standard put Tower 7's premium three-bedroom at an indicated area of 1,365 sq ft. Alongside it, the sizes circulating for Tower 6 are a three-bedroom of about 1,510 sq ft and a four-bedroom of about 2,600 sq ft — the largest single-level home in the development. In every case those are marketed figures: the corresponding RERA carpet areas are lower, at roughly 1,261, 1,363 and 2,124 sq ft respectively, and it is the carpet figure that goes into an agreement for sale.

On pricing, the same report attributed its indicative figures to marketing details circulated to channel partners rather than to a DLF price sheet. DLF itself publishes no price for The Westpark; the official project site quotes price on request. Our own indicative position is ₹5.5 Cr onwards, with an exact figure quoted per unit, floor and facing.
What DLF has said on the record
On its second-quarter FY27 earnings call on 16 October 2026, DLF's management tied the Mumbai release to approvals rather than to a fixed date.
"Frankly, now it's all driven by the approval processes, in that sense. Be it Mumbai, be it Gurugram."
— Ashok Tyagi, Managing Director, DLF, Q2 FY27 earnings call, 16 October 2026Aakash Ohri, Joint Managing Director and Chief Business Officer at DLF Home Developers, separately told the same call the company was gearing up for the Mumbai launch in the third quarter of the financial year. As of the date of this report, DLF had not announced that the Phase 2 launch had opened. Treat the November window as reported intent, not as a live booking date, and confirm current status before committing to anything.
Why the second phase matters
The Westpark is DLF's first Mumbai residential project in over a decade, built with Trident Realty in a 51:49 joint venture under a Slum Rehabilitation Authority scheme, with Pegeen Builders & Developers Pvt. Ltd. as the registered promoter. The master plan runs to eight towers on an 18-acre Oshiwara estate; the current development footprint is about 5.5 acres, arranged around a 6,000 sq. m. landscaped Eco-Deck.
Phase 1 proved the address: all 416 homes across Towers 2, 3, 4 and 5 were booked within a week of the July 2025 launch, at a reported value of about ₹2,300 crore. Phase 2 is a far smaller release — 135 homes against 416 — on the same podium, with the same amenity deck and the same 37-storey tower format.
